Data & method
Source. HUD User, Fair Market Rents: the full FMR history file (FMR_All_1983_2027.csv) and the FY2027 Small Area FMR schedule (FY27_safmrs.xlsx), downloaded 2026-09-19. Public domain.
Areas. One page per FMR row: 3,161 counties and county equivalents plus 1,603 New England towns that HUD rates individually. Counties inside a metro share the metro FMR; the page names the metro area it belongs to.
ZIP codes. One page per ZIP with a published SAFMR. A ZIP that HUD lists in more than one FMR area shows the entry for each area; "% vs area" compares the ZIP's SAFMR with the FMR of the first county in that area. Each ZIP page offers its rows as data.json.
Change. Percent change is FY2027 versus FY2026 for the same row. The 11-year table is taken from the HUD FMR history file retrieved on the date shown above; it reflects that file's version and may incorporate HUD revisions — we do not reconstruct each fiscal year's original release.
Payment standards. 90% and 110% of FMR/SAFMR, HUD's basic range. Your housing authority's actual standard is on its website.
Refresh. HUD publishes the next fiscal year's FMRs in late summer; the site is rebuilt when they land.
